vi.Section six

Common questions.

A few of the things owners ask in our first conversation.

Do you take on properties that aren't STR licensed yet?

Yes, as long as the building permits short-term rental and the property is eligible. The licence itself is the owner's responsibility, but we'll point you to the City of Kelowna application and walk you through the requirements.

What does the management fee actually cover?

The full guest experience, all on-the-ground operations between turns, and owner reporting. Cleaning, linen, consumables and trades are passed through at cost on your statement.

How long is the management agreement?

TBD Lindsay to confirm. Industry standard is 12 months with a 60-day notice clause; we can adjust based on what's reasonable.

Can I block off my own stays?

Absolutely. The owner-use calendar is yours. We just ask for as much notice as you can give so we can hold revenue projections.

What about furnishings? Do I need to buy anything new?

We'll walk through the property at onboarding and let you know what's working and what isn't. We don't redecorate for the sake of it. We recommend the smallest set of changes that will measurably move the listing's reviews and rate.

What happens if a guest causes damage?

We document the property condition before every stay and use platform damage protection (Airbnb AirCover, etc.) plus your STR insurance to recover costs. Owner-side deductible is your responsibility.

Can I see a sample owner statement?

Yes. We'll send a redacted example as part of your consult, so you can see exactly how revenue, expenses, and payouts are broken out.

Next step

Ready to talk through your property?

A 30-minute call. We'll walk through the building, the unit, your goals, and whether Lake Life is the right fit. No obligation, no pressure.
